The Contractor Walked Away From a Disabled Veteran’s VA Rehab Project — But We Finished the Home Before Christmas

Updated: May 15

In October, I received a phone call from a mortgage broker I had never met before.

She sounded stressed.

There was a disabled veteran in Albuquerque, New Mexico whose VA rehab loan project was falling apart, and time was running out.

The homeowner had already been approved for a VA renovation loan. The paperwork had been submitted. The financing was in place. The project scope had already been reviewed through the lender.

Everything was supposed to be moving forward.

Then the original contractor changed the price.

For traditional remodeling projects, unexpected pricing disputes can create problems.

But with VA rehab loans and renovation financing, changing the contract price after approval can become a major issue.

The approved budget, scope of work, and loan documentation are tied together very tightly. Once the financing package is finalized, major changes can jeopardize the entire project.

Unfortunately, instead of honoring the approved agreement, the contractor walked away from the project completely.

The disabled veteran homeowner was left stranded. The mortgage company was scrambling. The loan timeline was shrinking. And the home still desperately needed repairs.

The mortgage broker later explained that she found Extra Mile Builders because we are a disabled veteran-owned general contractor serving Albuquerque and surrounding New Mexico communities.

She hoped we might understand the urgency of the situation and help find a solution.

A Home in Serious Need of Repairs

When I reviewed the project details, it became clear this was not a small cosmetic remodel.

The property needed substantial exterior restoration and repair work, including:

  • Swimming pool restoration

  • Full exterior stucco repair and refinishing

  • Roofing repairs and patching

  • General exterior rehabilitation

The swimming pool had been sitting empty for a long time.

The plaster was cracked and deteriorated. The surface was failing. The entire pool area looked abandoned.

The home’s stucco exterior had also fallen into severe disrepair. Large sections were weathered, damaged, and deteriorating after years of exposure to the harsh New Mexico climate.

Then we discovered something even more concerning.

The roof had serious aging issues and active deterioration that the previous contractor had not even included in the original scope of work.

That immediately raised concerns because roofing problems in New Mexico can quickly lead to:

  • water intrusion

  • stucco damage

  • structural deterioration

  • interior moisture issues

The homeowner clearly needed more help than the original contract had accounted for.

Working Inside the Existing VA Loan Structure

One of the biggest challenges with VA rehab loans is that the project must fit within the already-approved financing structure.

Unlike a standard remodel where pricing can simply be adjusted freely, VA renovation loans involve:

  • lender approval

  • scope documentation

  • inspection requirements

  • contractor compliance

  • financing limitations

The mortgage broker, homeowner, and our team worked closely together to review every detail of the project.

Our goal was simple:

Find a way to complete the essential repairs while staying within the approved loan structure.

That required careful planning, prioritization, budgeting, and problem-solving.

As a licensed New Mexico general contractor, we understood the importance of:

  • proper documentation

  • clear communication

  • realistic scope management

  • meeting lender requirements

We spent long hours reviewing the project and restructuring the work so the homeowner could still move forward successfully.

Focusing on What Mattered Most

Like many large renovation projects, difficult decisions had to be made.

Unfortunately, we were not able to replace all of the home’s windows within the available loan budget.

But we focused on the most critical repairs first:

  • restoring the pool

  • protecting the exterior

  • stabilizing the roofing system

  • improving the home’s condition and safety

The transformation became dramatic.

The cracked, deteriorated pool was refinished and restored.

The home received new stucco work that completely changed the appearance of the property.

Critical roof repairs and patching were completed to help protect the home from further deterioration.

Piece by piece, the property began looking like a home again instead of a project that had been abandoned halfway through the process.

Finishing Before Christmas

One of the most rewarding parts of the project was completing the work before Christmas.

Just a few months earlier, the homeowner had been left in an incredibly stressful situation:

  • abandoned by a contractor

  • facing financing complications

  • uncertain whether the project would survive at all

By Christmas, the home looked completely different.

The homeowner was happy. The mortgage broker was relieved. And the project had been successfully completed despite the challenges.

The mortgage broker later told us she wanted to keep Extra Mile Builders “in her back pocket” for future projects because of how hard our team worked to make the situation successful.

That meant a lot to us.

Why Contractor Integrity Matters in Renovation Projects

Unfortunately, situations like this happen more often than many homeowners realize.

In remodeling and construction, some contractors:

  • underbid projects

  • fail to understand financing requirements

  • change pricing mid-project

  • walk away from difficult jobs

  • overlook critical repairs

When loans, inspections, and timelines are involved, those mistakes can create major consequences for homeowners.

This is especially true with:

  • VA rehab loans

  • FHA 203(k) loans

  • renovation financing

  • insurance restoration work

These projects require:

  • organization

  • documentation

  • communication

  • contractor accountability

The cheapest or fastest contractor is not always the contractor best equipped to complete the project successfully.

Supporting Veterans Through Construction

As a disabled veteran-owned business, projects like this are deeply personal to us.

We understand:

  • service

  • commitment

  • accountability

  • problem-solving under pressure

Those values carry directly into how we approach remodeling and construction projects throughout New Mexico.

At Extra Mile Builders, we believe construction is not just about repairing homes.

It is about helping people move forward, protecting their investments, and delivering work that improves quality of life.

VA Rehab Loans & Renovation Projects in

Albuquerque NM

Homeowners considering:

  • VA rehab loans

  • major home renovations

  • exterior restoration

  • pool restoration

  • stucco repair

  • roofing repairs

  • full rehabilitation projects

should work with licensed contractors who understand:

  • permitting

  • financing requirements

  • scope management

  • inspections

  • project coordination

Especially in older Albuquerque homes, unexpected issues are common once work begins.

Experience and communication matter.

Final Thoughts

This project could have easily become another unfinished renovation story.

Instead, through teamwork, flexibility, and determination, the homeowner was able to move into the holidays with a restored home and a completed project.

For our team, that is what construction should be about:

  • solving problems

  • helping homeowners

  • honoring commitments

  • doing the job correctly
